Driveways in Thornaby

Thornaby sits on the south bank of the Tees, just across the A19 from Middlesbrough. What Thornaby homes usually need from a driveway

Thornaby-on-Tees is in the TS17 postcode, about three and a half miles from Middlesbrough. The A19 runs along its eastern side, the A66 to the north, and Ingleby Barwick lies to the south-west. Although it shares a TS postcode with Middlesbrough's neighbours, Thornaby is part of the Borough of Stockton-on-Tees.

The town's history explains its streets. Old Thornaby was a village around St Peter's Church and its green. From the 1820s industry spread south of the river, and a new settlement called South Stockton grew up for the workforce, spreading between Thornaby Road, Westbury Street and Mandale Road. In 1892 South Stockton and Thornaby merged to form the borough of Thornaby-on-Tees. Then, in 1929, the Air Ministry opened RAF Thornaby to the south. After the last RAF aircraft left in 1958, the council bought most of the land, and from the 1960s the airfield was redeveloped with new housing, a new town centre and Teesside Industrial Estate. Street names such as Trenchard Avenue and Bader Avenue, and the replica Spitfire on the roundabout, are reminders.

That leaves Thornaby with three main housing types.

Victorian and Edwardian terraces. In the older northern part of town, many terraces open straight onto the pavement or have small yards. Front drives are rarely possible. Back lanes sometimes allow a rear hardstanding or a parking space behind the house.

Homes on the former airfield. Housing built from the 1960s onwards on the old airfield usually has front gardens, and many homes have a drive or garage. Original concrete and tarmac drives from that era are now often cracked or sunk, so replacing and widening is the typical job.

Newer estates. More recent developments came with developer-laid block or tarmac drives that may need extending, levelling or upgrading.

Local points to bear in mind:

  • Flat, low-lying ground. Much of Thornaby is flat and close to the river, so water does not run away on its own. Permeable surfaces and properly sized soakaways matter.
  • Clay. Like most of the lower Tees, the ground is often heavy clay that drains slowly.
  • Open-plan frontages. Some estates were designed with open lawns to the pavement, and deeds may carry covenants about walls and fences.

Thornaby Green Conservation Area. The old village green, with the Church of St Peter ad Vincula, which is of twelfth-century origin, is a conservation area. If your home is on or near the green, check with the council before changing walls, boundaries or front gardens.

Front-garden surfaces. Since October 2008, more than five square metres of impermeable surface on a front garden in England that drains onto the road needs planning permission. Permeable surfaces, or draining onto your own land, avoid this.

Driveway crossings. Stockton-on-Tees Borough Council calls a dropped kerb a driveway crossing. The property owner can apply online for a quote from the council to build it. You can use a private contractor instead, but certain criteria must be met first, including an Opening Up licence.
